What is a three season sunroom, and is it the right room for you?

A three season sunroom closes in your patio, porch or deck in La Palma with uninsulated windows or screens, so you get a covered room out of the bugs and wind without paying to heat or cool it.

Most people who call us have a patio, a deck or an old sunroom that sits empty more than they'd like, and a three season room is often the simplest way to get real use out of it. If you already know you want heat and air, a four season sunroom is the other road. The price mostly turns on the size of the room, whether it needs a new foundation or can sit on what you have, and whether you go with glass, screens or some of each. The schedule mostly turns on the city's plan review and inspections, and if your job needs a permit, we take care of it. At the estimate you get the room type, the options and the price written up for your job. We're based in La Palma and work in many of the cities around it, on both the Orange County and Los Angeles County sides.

How we build a three season sunroom

We start under the room, not with the windows. I check the slab or deck it will sit on and how it meets the house, because a room is only as good as what it sits on, and we'd rather fix the base now than chase cracks and sticking doors later. Then we settle the walls with you, and if there's any chance you'll want to heat or cool the room later, tell us now, because a room meant to be heated or cooled needs windows and doors rated for air leaks, water and heat, and we can pick them with that in mind so you aren't replacing them down the road. Once the base and the plan are set, our crew frames the room, sets the roof, windows and doors, ties it into the house and cleans up the yard when we're done.

If all you want is walls around the patio cover you already have, our patio enclosures may be the simpler job. When the room needs an odd shape, a different roof line or a layout that fits your house in a particular way, we build it as one of our custom sunrooms.

Building a three season sunroom in La Palma

Before a sunroom goes up in La Palma, the plans usually go to the city first. La Palma's Building & Safety Division issues permits, and the city says almost all improvement plans need plan check before a permit is issued, so we plan on it for a room like this. Plan check starts once the city has the plans and the fee, and some plans also go to Fire or Health review. We draw up the plans, file them, answer the city's questions and keep you posted until the permit is in hand.

A lot of the houses around La Palma already have an aluminum or wood patio cover out back, and people often ask if we can just add walls under it. Sometimes we can, but that cover was built to shade a patio and not to hold windows, so we check how it's fastened to the house and what its posts stand on before we plan around it. We see the same backyards on jobs in Cypress and Buena Park.

Why call us for a three season room

  • The owner measures and runs it

I come out to look at the job and measure, and I run the work on site with our own crew. We've been in business since 2023, and I learned this trade on sunroom and patio cover crews long before that.

  • Licensed and fully insured

We carry both on every job, and you're welcome to see proof before we start. A sunroom ties into your wall and roof, so the people doing it should be covered.

  • La Palma inspections booked for you

The city holds building inspections Monday through Thursday from 8:30 a.m. to noon, with none on Fridays, and some need the owner there. We book them and let you know ahead of any visit where you need to be home.

Frequently asked questions

What is the difference between a three season and a four season sunroom?

A three season sunroom uses uninsulated windows or screens and isn't heated or cooled, while a four season room is fully enclosed, heated and cooled, with all-weather windows. The choice comes down to whether you want a room you condition or a room you simply close in, and we'll talk it through with you at the estimate.

How much does a three season sunroom cost in Orange County?

A sunroom in Orange County usually costs about $120 to $200 per square foot, and that's the general market range, not our price. Larger rooms that need a foundation and have heating and air conditioning sit at the higher end, and a three season room leaves out the heating and cooling. Your own price comes written up at the estimate.

What is the best way to put a three season sunroom on an existing patio slab or deck?

Check the base first, because every sunroom needs a continuous load path, one connected chain that carries the room's forces down to the foundation, whether it sits on a concrete slab or on a wood deck at any height. A slab or deck built for patio chairs may need work before it can carry walls and a roof, and we tell you that at the estimate, not halfway through the job.

Do I need a written contract for a sunroom in California?

Yes, California requires a written contract for any home improvement job over $500, and a sunroom is well past that. The contract and any changes have to be in writing, easy to understand and explain your right to cancel, and the state licensing board says it should state who gets the permits and give a completion date. On our jobs, the contract says we get the permits.

How much can a contractor ask for up front in California?

In California, a down payment before work starts can't be more than $1,000 or 10 percent of the contract price, whichever is less. If anyone asks for more than that before work begins, stop and ask why before you sign.

How do I take care of the doors and windows on a three season sunroom?

Keep the door and window tracks clean inside and out, and one maker's guide says to use a pure silicone spray on them rather than an oil-based lubricant. Oil holds onto dust, which is usually what makes a slider start to drag.

  • Patio enclosures

A good fit when your patio cover is sound and you mainly want walls, glass or screens added under it.

  • Custom sunrooms

For a room that has to match an unusual roof line, an odd corner of the yard or the way you plan to use it.
