Request an estimateIs an all season room right for your house?
An all season room is an enclosed sunroom with its own heating and cooling, kept separate from the main house, and at La Palma Sunrooms & Patios we build them in La Palma, CA and many of the cities around it, on both the Orange County and Los Angeles County sides. It's built so you can use it all year, though it isn't rated as regular living space the way a bedroom or kitchen is.
Most people who call us have a patio, deck or old sunroom that only gets used part of the year. The first thing to decide is whether the room needs heating and cooling, because that also decides the glass. An all season room gets all weather windows, while a three season room goes without heating and cooling and can use uninsulated windows or screens. The price moves mostly with the room's size, what it sits on and the glass and insulation you pick, and the schedule turns on the shape that base is in and on the city's review if your room needs a permit. When I come out, I write up the room type, the options and the price for your job so you can weigh it without guessing.
How we build an all season room
I start by looking at what the room will sit on, whether that's a slab, a deck or the floor of an old room, because a room is only as good as its base. Then we settle the glass, the insulation and the heating and cooling with you before anything gets built, so the room fits how you'll really use it. The room runs its own heating and cooling apart from your house, so your home's system isn't stuck carrying a room full of glass. We plan the doors and windows between the room and your home as part of the job, not as an afterthought, since that's the wall where the two spaces meet and where a rushed job shows. After that our crew frames, glazes, insulates and finishes the room, and we clean up as we go.
If you mostly want to close in the patio you already have, one of our enclosed patio rooms may be the simpler path. For a room that's mostly glass, overhead too, take a look at our solarium installation work.
Building an all season room in La Palma
The City of La Palma handles building permits online, and almost all improvement plans go through plan check before the city issues a permit, so that review is part of your timeline from the start. If your job needs a permit, we take care of it. We prepare the plans to the state building codes as the city has changed them, file them with the city and book the inspections, which the city runs Monday through Thursday mornings from 8:30 to noon, usually with a day's notice and never on Fridays. Some inspections need the owner there, so we let you know ahead of any visit where you need to be home. The city's Planning Division also reviews some home remodels for design, which is one more reason we settle how the room looks before the plans go in.
Most of the calls we get here are for an existing patio slab, a deck or an older sunroom, and the base is usually the part that needs the closest look before we plan anything. We see the same kinds of patios out back on jobs in Cypress and Buena Park, and we check them the same way.
Why us for all season rooms
The owner measures and runs it
I come out to look at the job and measure it myself, and I run the work on site with our own crew. The person who heard what you want is the one making sure it gets built that way.
In business since 2023
We've been in business since 2023, and I learned this trade on sunroom and patio cover crews long before that. I'd rather spend extra time on the first visit than fix a wrong choice after the room is up.
Licensed and fully insured
We're licensed and fully insured on the work we take on. A room that ties into your house is real construction, and you shouldn't have to carry that risk yourself.
Plans ready for city review
We draw up the plans for La Palma's plan check and file them for you if your room needs a permit. You don't have to learn the city's online system to get your room built.

Frequently asked questions
How much does an all season room cost in Orange County?
Building a sunroom in Orange County usually costs about $17,000 to $120,000 per project, and that's the going range in the area, not our price. Larger rooms that need a foundation and have heating and air conditioning land toward the higher end, so where an all season room falls depends mostly on its size and what it sits on. Your own number comes from the on-site estimate.
Should I add insulation to my sunroom now or later?
Now, while the room is being built. Highly insulated windows and insulation in the walls, floor and roof make a sunroom more energy efficient, and they're much easier to fit during the build and can often cost more to add later. That's why we settle insulation with you at the estimate.
How do I know if it's safe to cut my patio slab for a sunroom?
Find out first whether it's a post tension slab, one with tension cables running through the concrete, before anyone saw cuts or breaks it. One California city's sunroom guidance puts that check first, because cutting one of those cables can be very dangerous and expensive to repair. It's one of the things I look at when I check what your room will sit on.
What kind of windows does an all season room need?
It needs all weather windows, because the room is heated and cooled. High-performance windows usually have two or three panes of glass with insulating spacers, set in insulated frames of wood, fiberglass or vinyl. The space between the panes holds a gas that insulates better than air.
What causes dew on the outside of my sunroom glass?
Dew on the outside of sunroom glass is quite normal, according to one sunroom maker's guide, and it shows the glass has a high insulation value. The glass is holding the room's warmth inside, so the outer pane stays cool enough for dew to form.
How do I keep sunroom doors and windows sliding smoothly?
Keep the tracks clean and keep the weep holes, the small drain openings, clear so water can get out, as one sunroom maker's guide advises. The same guide recommends a pure silicone spray for doors and windows, since oil-based lubricants tend to attract dirt.

Enclosed patio rooms
Worth a look if you want shelter from wind and bugs over the patio you have now, without running heating and cooling out to it.
