What does it take to enclose a patio in La Palma?

An enclosed patio room in La Palma closes in the patio you already have with windows or screens. You get a sheltered room off the house, usually not heated or cooled, where you can sit out of the wind, sun and dust without building a full addition.

Most people who call us have a patio that goes unused because it's too windy, too bright or too dusty, and they want walls around it without heating and cooling a whole new room. The room type sets much of the budget, because a screened patio is the simplest build and a four season room with a foundation, all weather windows and heating and air conditioning costs the most. Size, the glass you pick and any work the slab needs move the price from there, and if your room needs a permit, the schedule mostly follows the city's plan check and inspections, which we take care of. Your estimate gives you the room type, the options and the price for your job.

How we build enclosed patio rooms

We start by talking through how you'll use the room, because most people want a closed-in room they can sit in without heating or cooling, and that choice decides the glass and the walls before anything is ordered. Before we build on your slab, I check that it stands high enough above the ground around it to keep water out of the window tracks. One enclosure maker's install guide calls for the slab to sit higher than the ground around it, since the bottom tracks have small drain openings called weep holes and standing water can get in through them. City building handouts also advise finding out whether a slab is post-tensioned, poured with tight steel cables inside, before anyone cuts into it, because cutting one of those cables can be dangerous and expensive to repair. Once the slab checks out, we draw up the plans, get the permit if your room needs one, set the frame and windows and clean up when the room is done.

Some patios need more than walls and windows. If yours has no roof yet, patio cover installation usually comes first, because there has to be a solid roof over the patio before there's anything to close in. If you want light coming through the ceiling as well as the walls, solarium installation is likely a better fit than an enclosed patio.

Enclosed patio room permits in La Palma

La Palma's Building & Safety office handles permits and inspections online, and almost every improvement plan goes through plan check before the city issues a permit. The city has handouts for an attached patio cover and a detached patio, but closing in a patio is its own question, so we confirm with Building & Safety what your room needs before we build. If it needs a permit, we prepare the plans, file them with the city and book the inspections. Inspections here run Monday through Thursday, 8:30 a.m. to noon, with none on Fridays, and since you may need to be home for some of them, I'll let you know ahead of each one.

A lot of the houses we work on around La Palma have a concrete patio out back that was poured years ago, and some sit close to the level of the lawn or planters, which is why slab height is the first thing I look at. We see the same backyard patios on jobs in Cypress and Buena Park, and we handle them the same way.

Why call us for patio rooms

  • The owner measures and runs it

I come out to look at your patio and measure it myself, and I run the work on site with our own crew. The person who priced your room is the one you talk to while it's being built.

  • A license you can check online

We're licensed and fully insured. California requires a licensed contractor for any job that needs a permit, even one under $1,000, and the state's license lookup shows any contractor's record, complaints included.

  • Building sunrooms here since 2023

I learned this trade on sunroom and patio cover crews when I was young, then started this business in La Palma in 2023. We work on both the Orange County and Los Angeles County sides, so the city steps on your job are ones we deal with all the time.

Frequently asked questions

What's the difference between a screened patio and a four season room?

A screened patio has screens only, while a four season room is fully enclosed with all weather windows and is heated and cooled. An enclosed patio room sits between them, closed in with windows or screens but usually not heated or cooled. Most people who call us want that middle option, and the estimate is a good time to settle which one fits how you'll use the space.

How much does an enclosed patio room cost in La Palma?

A sun porch in Orange County usually costs about $120 to $200 per square foot, according to a cost guide for the area, and that's the going rate across the market, not our price. Where your room lands depends mostly on the room type, as covered above, then on size and glass, and your estimate gives the price for your patio.

How do I get a permit for a patio enclosure in La Palma?

If your room needs a permit, you don't have to apply yourself, because we prepare the plans, file them with the city and book the inspections. In La Palma, plan check starts with three sets of plans and a plan check fee, and the permit comes after plan check is done.

How much can a contractor ask for up front on a patio room in California?

A California contractor can ask for a down payment of no more than $1,000 or 10 percent of the contract price, whichever is less. After that, each payment should be listed in the contract and match work done or materials delivered to your house.

What is the best way to keep an enclosed patio room comfortable?

Decide on insulation before the build, because highly insulated windows and insulated walls, floor and roof are much easier to put in while the room goes up, and adding them later can often cost more. That's why I ask how you'll use the room before we pick the glass.

How do I make a patio room part of the house?

If the room is heated or cooled and open to the house, an industry sunroom specification treats it as living space, so its windows have to meet set levels for air leaks, water leaks and how well they hold heat. That's a different room from an unheated patio enclosure, so it's worth deciding before the windows are chosen.

  • Solarium installation

If you want sky overhead as well as glass walls, a solarium lets light in through the roof too.

  • Patio cover installation

A covered patio gives you shade now and a roof you can close in later if you decide on a room.
